History of Stevenson Ranch

Stevenson Ranch, an unincorporated community in the Santa Clarita Valley of Los Angeles County, California, is a master-planned development that began in the late 1980s. The area encompasses approximately 4,000 acres, with about 1,000 acres designated for parks, recreation, and open spaces. Situated west of Interstate 5, at the foothills of the Santa Susana Mountains, Stevenson Ranch offers residents a blend of suburban living and natural beauty.

The development of Stevenson Ranch was initiated by Dale Poe and his real estate agency, Dale Poe Development Corp., in the early 1980s. In late 1985, the Los Angeles County Board of Supervisors approved the first phase of the project, which included 4,378 single-family homes, condominiums, and apartments on 3,057 acres. Construction commenced in 1988, with plans envisioning an eventual 10,000-home community. As part of the development agreement, Poe’s company committed to donating land and funds for new schools in the rapidly growing Newhall School District.

Throughout its development, Stevenson Ranch experienced various challenges, including legal disputes over environmental impact reports and concerns about traffic, noise, and air pollution. Despite these issues, the community continued to grow, and by 1996, approximately 1,500 homes had been constructed. Today, Stevenson Ranch is known for its well-planned neighborhoods, award-winning schools, and convenient access to shopping centers such as the Valencia Marketplace and Stevenson Ranch Shopping Center.

In addition to its residential appeal, Stevenson Ranch has served as a filming location for various film and television productions, including the television show “Weeds” and the feature film “Pleasantville.” The community’s proximity to the historic oil-mining town of Mentryville, founded in 1875, adds a unique historical dimension to the area. Street names in Stevenson Ranch often pay homage to famous authors, reflecting a thoughtful approach to community planning.
